Rental Application & Screening Criteria
The objective standards we apply consistently to every application for residency at The Enclave.

Non-Discrimination
The Enclave Townhomes and Dolomiti Asset Group operate in full compliance with the Federal Fair Housing Act (42 U.S.C. § 3601 et seq.) and all applicable state and local fair housing and civil rights laws, including the Idaho Human Rights Act. We do not discriminate against any person on the basis of race, color, religion, national origin, sex (including sexual orientation and gender identity), familial status, disability, or any other basis protected by applicable law. The criteria below are applied consistently and equally to every applicant.
Application Requirements
- Every person 18 years of age or older who will occupy the home must complete a separate application and pay all applicable fees.
- Applications must be completed in full and be truthful and accurate. Applications containing untrue, incorrect, or misleading information may be denied.
- The application (screening) fee is $40 per applicant and is non-refundable once processing has begun, as permitted by applicable Idaho law.
Identity Verification
All applicants are required to provide at least one of the following forms of government-issued or legally recognized identification:
- Government-issued photo identification (driver's license, state ID, military ID, or passport)
- Passport or permanent resident card
- Other legally recognized identification accepted at management's discretion
Income Verification
Written verification of household income equal to at least 2.5x the monthly rent is required (equivalently, monthly rent may not exceed 40% of verified gross monthly household income). Acceptable forms of income verification include, but are not limited to:
- Recent pay stubs (most recent 30 days)
- Offer letter from employer (for new employment)
- Most recent federal tax return (for self-employed applicants)
- Bank statements (most recent 60 days)
- Social Security award letter, pension, or retirement documentation
Management reserves the right to request additional supporting documentation as needed to verify income. Housing assistance, vouchers, and other lawful sources of income are considered in accordance with applicable law.
Credit & Rental Screening
Applications are submitted to a third-party rental screening provider, RentGrow (a Yardi company), and evaluated using a rental scoring system based on objective data, including payment history, the quantity and type of accounts, outstanding debt, and the age of accounts. Each application is scored in the same manner to ensure objective and consistent treatment. Based on pre-established criteria set by management, the provider will recommend one of the following outcomes: Accepted; Accepted with conditions (which may include an additional security deposit); or Denied.
Guarantors and Co-Signers
If the screening recommends "Accepted with conditions" or "Denied," a guarantor or co-signer may be considered at management's discretion. Guarantor and co-signer applications are also processed through the screening provider and are typically held to a more stringent pre-established standard.
Rental History
Management reserves the right to verify an applicant's prior residence history, including contacting previous landlords to verify rental payment history, lease compliance, and reason for vacating.
Criminal Background
The Enclave Townhomes does not maintain a blanket policy excluding all persons with a criminal record. Criminal background is evaluated on an individualized basis in accordance with U.S. Department of Housing and Urban Development (HUD) guidance and applicable fair housing law, considering the nature, severity, and recency of any offense and any evidence of rehabilitation.
Eviction History
Eviction records are considered individually and in context, including the circumstances, outcome, and recency of any proceeding.
Security Deposit & Fees
The standard security deposit is $800, subject to change based on screening results; an additional deposit may be required for conditional approval, as disclosed before lease signing. A one-time admin fee of $325 also applies at move-in. A full list of one-time, monthly, and other fees is published on our Fees & Pricing page.
Occupancy Standards
Occupancy is limited to two persons per bedroom plus one per home, applied consistently and in compliance with applicable fair housing and local occupancy law.
Reasonable Accommodations
Applicants with a disability may request a reasonable accommodation or modification at any point in the application process. Contact the leasing office and we will engage in an interactive process to assist you. Assistance animals are addressed in our Pet Policy and are not subject to pet restrictions or fees.
Denial Policy & Adverse Action
If your application is denied based on information in a screening report, you have the right to contact the screening provider to discuss your application, to identify and dispute any inaccurate or incomplete information, and to request re-evaluation. As required by the Fair Credit Reporting Act (FCRA), you will be provided with the name and contact information of any consumer reporting agency that supplied information used in the decision.
